Mice-infested hut for sale at £99,000 092

A RICKETY shack on a windswept coast is being offered for sale – a snip at just £99,000.

The wooden shed, which has a leaky felt roof and a free mice infestation has been on the market for four weeks and has attracted several offers.

“Rosamar”, perched on the very edge of the Ayrshire coast also boasts drafts throughout and no facilities at all.

Despite this it has been listed for sale at £99,000 by Glasgow estate agents Strutt and Parker who say they have been inundated with interest from people hoping to secure what is believed to be Scotland’s most expensive hut.

Agent Lynnette Muldoon said: “The shed would have to be demolished in order to make room for the new build for which there is planning in place.

“No one could live there as it is at the moment as the vendor advised me that the mice have moved in!”

Mice aside, the shed boasts a grass path and a door, but has no bathroom, electricity or washing facilities.

However, the in-place planning permission for a two-bedroom home has made the site the ideal opportunity for some.
 
Lynnette added: “But with the stunning views, it offers a desirable location and the fact that the area that goes with the shed already has planning permission for a two-bedroom home makes it a bargain.
 
“The site offers stunning seascape views to Ailsa Craig and the Isle of Arran and on a clear day, Ireland is visible.”

Lynnette says interest has ranged from people hoping to dodge the credit crunch by building their own home, to developers looking to rent it out.
 
She said: “We believe anyone taking on the land would be in the enviable position of building a home in a breathtaking location for between £50,000 and £100,000.
 
“This property would suit a number of people from city slickers looking to escape the hustle and bustle for weekends by the coast to developers.

“The advantage also is that it has amazing rental potential, so if the buyer is not using the house as a permanent home, they could easily lease it out on a weekly basis.”
