Edinburgh office building secures three new tenants following major refurb

AN EDINBURGH office building has secured three new lettings in quick succession after completing a major refurbishment.

Orchard Brae House, located on Queensferry Road, attracted tenants Penumbra Mental Health and Mortgage Solutions, who took 4,801 and 3,391 sq. ft. of space respectively on the third floor.

Additionally, EcoOnline UK extended its lease for 2,153 sq. ft. on the second floor.

The refurbishment project, which concluded in April 2024, saw extensive upgrades to the building’s interiors.

A host of new on-site amenities were introduced, including a gym, cycle hub, wellness suites, a yoga studio, and Edinburgh’s first office dog park.

These features were designed with the idea of promoting occupier wellbeing and supporting active commuting.

Knight Frank and Cuthbert White, acting on behalf of VCM Global Asset Management through Eden PAM, managed the deals.

“These lettings highlight the quality of the refurbishment and the popularity of Orchard Brae House.

“With quality space in short supply in Edinburgh city centre, we expect continued interest in the remaining space.”

Paul Coulter of Eden PAM expressed satisfaction with the calibre of tenants attracted to the office building, stating: “Our vision of creating an inclusive and amenity-rich workspace has been realised.

“In addition to these three deals, we also secured earlier lettings for smaller spaces under 5,000 sq. ft.

“The demand for smaller, flexible spaces is evident, and the third-floor hub is already fully let.”

Orchard Brae House offers a variety of Grade A and B office spaces ranging from 2,000 to 45,000 sq. ft., accommodating businesses from start-ups to large organisations.

Current tenants include Innis & Gunn, MBM Law, and Changeworks.
