Recognisable Sauchiehall Street building has been refurbished

ONE of Glasgow’s most recognisable buildings in Sauchiehall Street has been refurbished to be home to three new businesses.

McLellan Works, formally known as Breckenridge House, is a landmark 160-year-old building and has been redesigned with sustainability at heart of its development and function.

McLellan Works have welcomed three new lettings in the building during the pandemic, extending to around 5,000 square feet of space.

The new businesses joining McLellan Works are Anime Ltd, Loud Mouth Media and Heb Homes.

The refurbishment was caried out by Bywater Properties who used recycled elements where possible and maintained the heritage of the building.

Methods to maintain the building included refurbishing rather than replacing windows and retaining the roof structure rather than replacing.

The refurbishment has saved 2,486t CO2e of emissions compared to the equivalent of a new build development.

Renewable energy is used by the landlord and encouraged for all tenants, Bywater also offers a bike loan scheme on site, where tenants can make use of remanufactured bikes when they wish.

Despite all the challenges thrown at projects like McLellan Works during the pandemic, it’s heartening to see our vision for the project come to life. We have revitalised the building by incorporating refurbished furniture and fit outs for the spaces and a leasing approach which puts renewable energy and other sustainability initiatives at the centre of McLellan Works.”
