The Best Ways to Improve Your Home’s Resale Value

If you’re considering selling your home in the next few months or year, then you should be thinking about how to get the maximum value for it. There are all sorts of tips and tricks regularly suggested for enticing buyers when viewing your house, such as baking bread or lighting scented candles, so it smells fresh. For those preparing well in advance there are various ways you can improve your home’s resale value.

Update the Bathroom and Kitchen

Consumer Reports claims you can grow your home’s value by as much as 7% through renovation. The kitchen and bathroom are the two most important rooms in any home, so it’s important to start with these, depending on your budget allowances. For some homes, the kitchen will be the first room potential buyers see, so it needs to be looking fantastic. A good, new kitchen and bathroom can persuade buyers to choose your home over another similar one. When updating these rooms, avoid investing in carpets and painting the walls, as the new buyer will likely want to change this anyway if their tastes differ.

Increase Square Footage

The greater square footage in your home, the higher the price you will be able to charge for it. This doesn’t mean you have to consider taking out a loan to add an extension or new conservatory to the property. It could be renovating an attic or basement to create extra living space, which could in turn be marketed as an additional bedroom, that really adds value to the house.

Add Eco-Friendly Features

There has been a big rise in recent years with homeowners and landlords turning to more environmentally friendly features in their properties. This has resulted in more home buyers seeking places that either already have or can accommodate eco-friendly features. Simple changes can include switching all your light bulbs to LEDs, while more costly options could be to add solar panels, which will lower the electricity bills and raise the property’s EPC grade as well.

Clean and Stage Your Home

Of course, you will clean your home from top to bottom before any viewing, but to make this process easier and avoid rushing, it’s best to start decluttering well in advance. Staging is simply a way of arranging all your furniture and other features in a layout that looks good and creates space. While this will show off some personality, it needs to be evident that the furniture can easily be rearranged so any potential buyer can change it to how they want.

All of the above tips should improve your home’s value when it comes to putting it on the market.
