STUNNING drone footage shows a 23-acre Scottish estate with salmon fishing on sale for just £1.55m.

The drone swoops over the Strathgarry House and estate near Killiecrankie, Perthshire, showing the jaw-dropping background of hills above the River Garry.

The property comes with salmon fishing rights on the Garry just 800 metres from the mansion as well as an all-weather tennis court, two huge homes and an equestrian paddock.

The 10-bedroom Victorian mansion has yo-yo’d in price in recent years, selling for £2.2m eight years ago before crashing to just £750,000 in 2011.

Property consultant CKD Galbraith, who are dealing with the sale, have said the estate has “immense potential and opportunity for a lifestyle property”.

According to the brochure, the driveway leading to the estate benefits from a set of electric entrance gates and “tree lined drive”.

CKD Galbriath said: “A pair of wrought iron electric gates give on to a tree lined drive leading to both properties.”

The historic mansion has recently been partly refurbished by the current owners but CKD Galbraith have said this is an opportunity for someone to restore Strathgarry House to its “former glory.”

The scenic countryside surrounding the estate offers an array of wildlife watching opportunities.

Otters, dippers and wagtails are often seen along the nearby River Garry, which lies half a mile away from the house.

Expensive fishing rights for the river are included in the sale and “salmon can be seen leaping” out of the water during the salmon season.

Situated around five miles for the scenic village of Pitlochry, the mansion Strathgarry House lies close to the A9 and around 30 miles from the town of Perth.

The brochure even advises on the nearest “independent schools” for potential buyers.

CKD Galbraith said: “Independent schools can be found at Strathallan, Morrison’s Academy and Glenalmond School for boys and girls, prep schools at Ardvreck and Craigclowan and Kilgraston School for girls.”
