Refurbishment plans submitted for Calton Square office building

A PLANNING application for the proposed refurbishment of the Calton Square office building on Leith Walk has been submitted to the City of Edinburgh Council.

Ardstone Capital submitted the proposals on behalf of the building owners, with a view to addressing the demand for quality office space, while making a contribution to the city.

The vision is to create a top-tier office building with the highest possible environmental standards and lowest carbon footprint.

Currently home to Baillie Gifford, the scheme is located at the top of Leith Walk and provides nearly 200,000 sq ft of office accommodation.

It features several roof terraces, co-working areas, and a striking internal atrium with potential to serve as an auditorium.

Fronting onto Leith Street, the building dates from the 1990s and requires significant remodelling.

This includes replacing many elements of the existing structure, such as windows, façades, lifts, and entrances.

However, much of the existing structure will be retained, with materials re-used on site or recycled.

Sustainability and net zero objectives are key considerations, aiming for top-class energy and environmental performance standards.

The current green roofscape and gardens will be enhanced, featuring a courtyard or atrium space at the centre.

Craig McDonald, principal and managing director of Ardstone Capital UK, is acting as development manager on behalf of the owner and its advisory team.

He said: “We are delighted to be submitting the planning application for Calton Square to City of Edinburgh Council.

“The dialogue with the council and other stakeholders has been very productive, and the application seeks to deliver an office building comparable to the best in Europe, which will serve Edinburgh well into the future.

“With the highest environmental performance standards, and the lowest possible carbon footprint, this refurbished building will seek to deliver improved ground floor activity and accessibility.

“We look to continue engaging with the Council and local community as the application progresses through the planning process.”
