Flat which is one of ‘Scotland’s most expensive properties per square metre’ – on sale for £257k

A FLAT believed to be one the most expensive properties per square metre in Scotland – has gone on sale with a price tag of more than £255,000.

The small one bedroom property – a two minute brisk walk from Edinburgh Castle – costs the equivalent of £9,903 for each one of its 26 square metres.

However, the sellers estimate 4/4 Upper Bow is closer to £1,000 price per square foot, which is about £10,764 price per square metre.

The price makes it £4,900 more expensive per square metre than the average price in London.

Sturrock Armstrong and Thomson claim it’s the most expensive property per square metre in Edinburgh and among the highest in Scotland for its size.

For the money, a home hunter could get a three bedroom detached house with a bathroom for £250,000 in Arbroath, Angus.

The first floor Victorian flat is on the market for a fixed price of £257,500 and has been carefully renovated to appeal to tourists renting over the fringe and holiday season.

The small but elegant property comes with “quality furnishings and luxurious velvet curtains, light fittings, kitchen appliances” with a partially broken Platform 9 and three quarters sign on the wall to reflect on Edinburghs’ literary culture.

The living room and kitchen leads to a “characterful bedroom” with a “romantic double bed” hidden inside of a wall with luxury curtains and hand crafted butterflies on the side of the beds wall adding charm to the room.

On the other side is the shower room that is full tiled coming with a “rain” shower with “rain” and glazed screen and a fitted wash hand basin with fitted storage cupboards underneath.

Sellers Sturrock Armstrong and Thomson wrote: “The property is a charming Victorian 1st floor flat only 200 metres from Edinburgh Castle in the heart of Edinburgh’s historic Old Town.

He said: “I think this is the highest price per square foot in Edinburgh.

“It is amongst the London prices and probably amongst the highest per square foot in Scotland. It’s about £1,000 price per square foot the property.

“I think the reason it has gone on sale for such a high price is because it has been carefully renovated and it’s in the city centre. The decorator has invested a lot into the property to appeal to the Airbnb and booking.com market. They have added charm to it and used quality materials.

“It is an exceptional character property that is truly quirky. The flat is just slightly bigger than a hotel room at a nice hotel.”
 
In January this year a top floor flat in Upper Bow, Edinburgh, cost the equivalent of £6,190 price per square metre for each one of its 31.5 square metres.

This was thought to have been the most expensive for its size at the time.

A bank of Scotland study last August found the average value per square metre for Scotland was around £1,600, rising to £2,700 in Edinburgh.
