Nucleus grasps the Thistle in 10 year property deal

NUCLEUS Financial Group Limited have signed a 10 year lease to take 5474 sq ft in office space at Stewart House in Edinburgh’s North West Thistle Street Lane.

The deal for landlords Ashford Property Group was negotiated by Jones Lang LaSalle and Montagu Evans with Ryden, agreeing a cost of £16 per sq ft.

It makes Nucleus, which is an IFA owned and controlled platform business, the first occupier of the newly refurbished building, occupying three floors – more than half the property.

Craig Watson, Associate Director in the Office Agency team at Jones Lang LaSalle, said: “Nucleus Financial acquired three floors shortly after Ashford completed their refurbishment.

“There appears to be a lack of small good quality refurbished open plan suites in the core city centre which helped to secure this letting at Stewart House.

“Nucleus has acquired 61 per cent of the building which leaves two floors of fully cabled and refurbished space at a competitive rent.”
