Rare opportunity to own a slice of the Highlands

AN HISTORIC Highland estate is on the market with an asking price of more than £2.5 million.

Ledgowan Estate in Wester Ross covers 11,100 acres of land and comes with the lodge house, two cottages and a deer larder.

But it is the deer hunting and grouse shooting rights that estate agents CKD Galbraith think will pull in potential buyers.

Described as “the finest deer stalking in Scotland”, the estate produces 36 stags and 35 hinds every year across the three stalking beats.

The recent boom in popularity of grouse shooting should also attract interest as the estate has five different beats for the sport and there is room to develop it further.

A number of lochs provide the keen angler with plenty of choice including trout, arctic char and pike.

Located between Achnasheen and Lochcarron the estate rises from 500 feet to 2,870 feet at the summit of Carn Gorm, giving stunning views across the Highlands to the coast.

The new buyer will be following in a long line of aristocratic owners including Alexander Matheson who was MP for Ross and Cromarty.

Lord Latymer of Coutts Bank – which looked after the Royal family’s finances – owned the estate between 1927 and 1946.

The current owners, the Ruggles-Brise family have owned the land since 1962 and have been responsible for developing the estate.

As well as the sport side of the land, they have entered into initial agreements with a Hydro company to develop a hydro scheme on the River Allt Gharagain which runs through the estate.

John Bound, from the estate agents said it was a rare opportunity to own a chunk of the Highlands.

He said: “Ledgowan is renowned as one of the most prestigious staking estates in the Scottish Highlands.

“With the sport on offer, coupled with the beautiful, unsurpassed Scottish scenery, Ledgowan is sure to attract a lot of interest.”
